What Is Involved In a Phase 1 Environmental Assessment in Lubbock?
A Phase I ESA is a detailed review of a property’s history, current condition, and surrounding area to identify potential environmental risks. At ERI Consulting, we gather information from multiple sources to provide a clear understanding of the site.
The Assessment Typically Includes:
Site Inspection: Our consultants perform a visual review of the property and surrounding areas to identify conditions that may indicate environmental concerns, including potential contamination sources or other site hazards.
Records Review: We examine available records, including historical maps, aerial photographs, property documents, and previous environmental reports, to better understand how the property has been used over the years.
Interviews: When needed, we gather additional information from current owners, tenants, property managers, and local officials who may have knowledge of previous operations or environmental concerns.
Database Searches: We search applicable environmental databases to identify records involving issues such as underground storage tanks, hazardous materials, spills, regulated facilities, or other nearby environmental concerns.
Evaluation of Findings: After reviewing all available information, we evaluate the findings to determine whether recognized environmental conditions exist and whether additional investigation may be recommended.
Once the assessment is complete, ERI Consulting provides a detailed report explaining our findings, conclusions, and any recommended next steps.
