Phase I ESA

ERI provides Phase I Environmental Site Assessments in accordance with the ASTM E-1527-13 Standard Practice. Phase I Environmental Site Assessments are conducted on commercial properties to determine the presence of, or potential for, environmental hazards.

Our Phase I ESA’s include a thorough field investigation and review of the governmental data base and other records.  Our report includes maps, records of communication with parties knowledgeable about the site, copies of the governmental data base, local fire insurance maps (Sanborn Maps), aerial photographs, topographic maps, flood plain maps, soil survey maps, and land surveys, when available.  Our environmental professionals provide an opinion, based on our findings, regarding the environmental condition of the property, and whether further investigation is recommended.

Since we also have the capability and licensing/certification to perform asbestos inspections, lead based paint inspections, and IAQ investigations in conjunction with our Phase I ESA’s, we can provide a complete above-ground environmental review, if desired.

ERI provides Transaction Screen in accordance with ASTM E1528-14 Standard Practice. Transaction Screens are conducted on commercial properties to determine the presence of, or potential for, environmental hazards.  Transaction Screens are generally performed on undeveloped property.

This screening is basically the field investigation portion of the Phase I Environmental Site Assessment, along with governmental database research. Aerial photographs are not included.  Our environmental professionals provide an opinion, based on the field investigation, governmental data base review, and the Transaction Screening Questionnaire, regarding the environmental condition of the property, and whether further investigation is recommended.
